ManageMyAir is an Airbnb property rental service company that has been helping Copenhagen Airbnb hosts since December 2015 with all aspects of hosting Airbnb guests.

Services include key exchange, cleaning, bed linen rental, full administration etc. We have welcomed 3,000 guests into Copenhageners’ homes, ensuring that they have received the perfect welcome in a clean home.

We do our best to Airbnb hosts who don’t have the time to take care of everything themselves, and give them peace of mind that their guests and their home are taken care of.

Our focus is service, reliability and trust. We want to make sure that all our customers get good ratings from their guests time and time again. We do this by having a well-trained team that comes from the travel and hotel industry and really understands the special needs that Airbnb guests and hosts have.

Founder of ManageMyAir, Cheryl Barnes has 15 years of experience in tourism, hospitality and real estate services. She has lived for 12 years in the French Alps and serviced holiday homes for private owners. She also loves to travel and wants to give others the opportunity to travel more by helping them make extra money from their home while they are away. New Airbnb legislation – what does it mean for you?

In agreement with the Ministry of Taxation, Airbnb is a platform that will report your rental income to SKAT. You can then rent out your apartment for 70 days a year (up to 100 – this is up to your municipality). *After this, however, you can still rent out a single room in your home.

When do the new rules apply?
Valid from 1 January 2019

How do the new tax rules work when renting through Airbnb?

Where the basic deduction previously depended on the size of the home, the basic deduction under the new rules is for everyone. This means that all rental income under DKK 28,000 is tax-free. Everything over DKK 28,000 is taxed at 60% and not 100% as in the past.

You can get a deduction for the cleaning help we offer when you rent out your apartment with ManageMyAir. On your invoice, we will note the exact amount spent on the cleaning and with this, as well as ManageMyAir’s CVR number, you can apply for the deduction through Skat.dk.
NOTE: You must be registered as a resident at the address where you had the cleaning done in order to have the deduction granted.

Being a “tour guide” – Guests through Airbnb really appreciate insider tips that they can research before their trip begins. For example: Detailed directions / info on local events / your favorite restaurant / Hidden bars / child-friendly restaurants (if you know a family is coming). Have a sparkling clean and inviting home. This is the MOST IMPORTANT thing for the arriving guests. Our well-trained team of assistants at ManageMyAir understand the standard required to maintain the five star guest ratings for cleanliness.

Be punctual with guests’ requests during their stay. Your guests are on holiday and from time to time there will be a need for you to be their “tour guide”, a bit like if they had booked a travel package. ManageMyAir strives to go beyond guests’ expectations. Therefore, our Airbnb hosts end up with even more five-star ratings and, not least, more bookings.

“The extra mile – welcome” – When you meet your guests with the keys, give them some useful information that will make their stay in your home much easier. Where should the garbage bag be thrown? Where is the nearest supermarket? Is there a baker nearby that sells Danish pastry? Together with your written welcome and information list, this verbal information can make them feel more at home. ManageMyAir “Key bearers” ensure that they have the necessary information about the property and the local area, so that they are able to provide the best welcome possible.

A small welcome gift – Is not a necessity, but a small gift goes a long way. A little chocolate, a couple of beers or maybe some fruit and milk bought especially for them will make them feel that you really want them to have a good stay. John works in Copenhagen Monday-Thursday and commutes to Gothenburg to his girlfriend at the weekends. He has decided to make money from his apartment in Østerbro by renting it out on Airbnb. Tips for first time Airbnb hosts

Here are some quick top tips for first time hosts and hosts who wish to improve their bookings;

Take beautiful photos!
Potential guests scroll through many listings, ensure they take notice of yours by taking bright photos showcasing the major areas.

De-clutter!
When taking photos for your listing and when you have guests, store any unnecessary items in a storage box out of the way. It’s nice to have some personal touches, however aim for clear surfaces as much as possible.

Clean, Clean, Clean!
When guests are looking to book accommodation, their number 1 priority is cleanliness. You can have a beautifully decorated, fantastically located space, but if guests see grubby kitchens and bathrooms this will cause bad reviews which equals reduced bookings! You can book cleaning with us here

Write experiences not just facts!
The average potential Airbnb guests when looking through listings are more likely to book your place if you can describe how your apartment can give the best experience for guests’ visits- for example: instead of ‘sunny balcony’ you could say ‘sunny balcony to enjoy breakfast bought from the numerous local deli shops in the area’ or instead of ‘fully equipped kitchen’ you could say “when not eating out at the fabulous cafes and restaurants in the area you have full use of our fully equipped kitchen”

Price competitively!
Airbnb is very competitive in Copenhagen with many new properties being listed- You may need to price lower than you would like for the first few bookings until you get reviews. More guests are booking with Airbnb every day however it is the nature of the site that travelers and hosts prefer to book with a reviewed space than not. So a lower price might encourage them.

No false promises!
Be honest when describing your space, it will be repayed to you with happier guests more likely to give a good review. If the loft bedroom has awkward low ceilings say “our cosy loft room feels like a cocoon and we always sleep well there- but the ceilings are low so if you are tall then take extra care”

Think like a tourist!
What do tourists like doing in Copenhagen… Canal tour, sightseeing, cafes, theater, tivoli?? Describe if your apartment is in easy access to the tourist “things to do”. When you book a holiday you don’t just look at the hotel room…. you look at the nearby beach, the attractions, the restaurants- help your guests picture themselves holidaying in Copenhagen (while staying at your lovely home)
